Beach House Fahid was designed as a mixed-use beachfront development on Fahid Island, combining homes, amenities, retail and dining into one destination. The project aimed to support a healthier, more connected coastal lifestyle while contributing to the island’s appeal as a place to live, spend time and reset.
The client needed to create more than a residential development. The ambition was to deliver a destination that would feel coherent, accessible and attractive to both residents and visitors while making the most of its waterfront setting.

The challenge

The client needed to create more than a residential development. The ambition was to deliver a destination that would feel coherent, accessible and attractive to both residents and visitors while making the most of its waterfront setting.
 

This meant addressing several priorities at once:

  • Bringing together residential, leisure, retail, and food and beverage uses in a way that felt integrated.
  • Improving movement between Coral Drive and Forest Drive.
  • Providing shared spaces that would encourage activity, interaction and longer dwell time.
  • Meeting a tight programme while responding to the expectations of multiple stakeholders.

Alongside these functional requirements, the development needed to reflect the ambitions of a high-profile island destination. Careful attention had to be given to how people would move through the site, how public and private spaces would relate to one another and how the project could support commercial activity without losing its sense of place.

Our response

We served as lead design consultant, providing integrated design and engineering services across the development. The design included:
 
  • A retail and dining frontage along Coral Drive.
  • Fitness centres, co-working lounges, multipurpose rooms, children’s play areas, outdoor exercise spaces and bicycle parking.
  • Podium-level gardens and a mix of private and public plazas connecting Forest Drive and Coral Drive.
  • Sustainability and wellbeing measures that contributed to LEED Platinum, Estidama 3 Pearl and Fitwel certification.

Together, these elements created a development that is easier to move through, more active at the ground and podium level, and better equipped to support both residents and visitors.

The impact

Beach House Fahid has enhanced Fahid Island’s offer as a destination for living, leisure and investment. It has contributed to greater social and commercial activity, supported a greater sense of community and achieved recognised sustainability and wellbeing performance, delivering lasting value for residents, visitors and the island itself.
